The DMA Plaza is an affordable independent living community, offering Section 8 assistance to 50 of the 126 total senior apartment rentals. The building, built in 1973, provides safe and easy-maintenance living for residents who can still live independently, and enjoy engaging in social activities with other seniors. The DMA Plaza contracted with Architecture Plus to perform a facility condition survey on their 71,455 square foot building. Overall the building and its systems (mechanical, electrical, and plumbing) are in good to excellent condition. The building has been very well maintained over its lifetime. There are however areas in the building that are showing their age. This includes the electric baseboard heating, corridors, kitchens and bathrooms, which have not been significantly updated since the building was built. The report provides budget figures for updating each deficiency. Other concerns addressed include ADA compliance, asbestos in the exterior flex board wall system; and code issues relating to kitchen disposal wiring, fire water lines, and GFCI outlets.
Following the audit, DMA Plaza returned to Architecture Plus to design a complete renovation of the building. The majority of the facility will remain substantially occupied during construction. This provides a way to maintain cash flow and retain occupants. In order to accomplish this two floors of the eleven story building will be demolished and reconstructed for occupancy before relocating the construction to the next two floors. This project is awaiting state funding approval to move forward with the design envisioned by Architecture Plus to modernize its facade and interior.
